Background Analysis

The construction schedule for the project has a planned sequence of work that has key tasks and completion dates by various contractors that are critical to the proper coordination and execution of the work by all subsequent contractors.  The planned construction schedule is included in the specifications for bidding and/or change orders for each of the various bid packages that have been issued to date. 

To date, three construction contractors who are currently working on the site have indicated additional costs associated with a month delay in the installation of the tower crane in early 2019.  In general, costs range from under-utilized staffing, wage adjustments associated with labor agreements, off-site storage and work needing to be completed in winter conditions later this year.  The City is in discussions with the contractor responsible for the vast majority of the month delay to recover costs incurred.

Knutson Construction Services, Inc. has requested a contract amendment for $ 207,893 to offset the negative impact of the updated construction schedule to the overall cost to complete their scope of work.  The City’s Construction Manager as an Advisor has reviewed the request and is recommending the City approve the requested amount.
